Before you know it, 2016 will be gone and you’ll be halfway through 2017.
That’s why I’m writing today: I want to kick off your 2017 with a bang!
And at the end of this email, I’ll tell you why you should invest in a Real Estate Investor Club membership.

First off, I’ve struck a deal with Aaron Amuchastegui. He’s a “do gooder” investor who is finding run-down and abandoned buildings in rural America, rehabbing them, and renting them out to people who really need a break.
In short, he and his team are making the world a better place through real estate redevelopment.
Plus, he’s a cool guy and I love his case studies. He employs video like nobody’s business to get his message out there.
Along those same lines, I’m putting together a mastermind for active investors where we focus on acquiring single family homes and small multi-family units. We’ll spend time researching markets, sourcing opportunities, and finding properties we will invest in.

My business partner and I bought a 3 BR, 1 ½ Bath, 1560 square foot single family home for $22,000. We put another $12k into rehabbing it, for a total investment of $34k (none of our own money, by the way).
Our ARV is $80-85k.
We’re already renting it out at $1200/month.
Our net income from this property is $557/month.
Equity in the deal: $46-51k, again, with none of our own money.

Real estate investors usually learn the hard way about diversification. You put all your eggs in one basket (say, a house flip) and hope that the market doesn't wipe you out.
Eventually, in the long run, you may earn a positive net income. But from time to time, you will lose money on a house flip or rehab.
It just happens.
